Neal Communities signed 48 contracts for home sales in November, making it the best sales month this year. The buyers represent a cross-section of first-time buyers, empty-nesters, families, and second home owners who were taking advantage of the low interest rates and great home values. The activity was strong across all prices ranges and in all of the neighborhoods where Neal is building. There were 18 contracts alone in Woodbrook, Neal’s newest community. There have been 365 contracts so far this year, putting 2011 on track as a record-setting year.

“We are no longer at the bottom of the real estate market. We are decidedly on the trend up,” proclaims Neal Communities’ President, Pat Neal. “Today’s buyers are savvy. They see the value in buying new and recognize that prices are rising while interest rates are low, making this a critical juncture.”

Communities such as Woodbrook, Neal’s newest, exemplify the appeal of this market. Woodbrook is a gated neighborhood, ideally located minutes from Sarasota, Bradenton, and Lakewood Ranch with a community recreation center and large preserve. “Woodbrook is off to a strong start, almost equal to that of Central Park at Lakewood Ranch. Central Park sold 24 in its first month; Woodbrook is 1/3 the size but selling strong,” says Neal Communities’ Sales Director, David Hunihan. “We are offering great values, great prices, and a great location—it’s a terrific marriage.”

Other neighborhoods also enjoyed strong traffic and good sales activity. There were 5 contracts in Forest Creek, 4 in The Harborage, 4 in Central Park at Lakewood Ranch, 4 in Belleisle, 2 in River Sound, 2 in Edenmore, 3 at Sawgrass in Venice, 2 in Greystone, 2 in Country Club East, 1 in Wisteria Park, and 1 in Miramar. “We were grateful for Thanksgiving. That Sunday alone we had 390 visitors and signed 9 contracts,” adds Hunihan.
