Keep in mind when you renovate an old property you must be aware of what the technology was at the time the property was built and of the different standards and materials.

John Aaroe Group hosted at the Pacific Design Center the fifth presentation of their architectural lecture series with D. Rocky Rockefeller, AIA on building requirements and codes pertaining to anti-mansionization and building ordinances.

Mr. Rockefeller has been practicing architecture for 30 years and is a senior partner of Rockefeller Partner Architects.
Beginning his lecture Mr. Rockefeller brought attention to France and specifically Versailles, a vast building project with over 700,000 square feet and 2,000 windows, created over many generations of kings with no building restrictions.

Discussing the footprints of American cities he explained that in the late 1800’s and early 1900’s, as major cities like Chicago and New York grew, it became very clear that building without planning and rules was no longer an option. In order to make sure all homeowners and citizens rights were not compromised restrictions had to be put in place. These regulations limited the size of a building, controlled the amount of grading, limited the height of a building, and required a certain number of parking spaces for hillside building projects and much more.

Rockefeller explained how zones are constructed and how one calculates the size of house one can build on a certain sized lot. He also touched on green standards, and explained some of the requirements one will face if deciding to build. While the building codes can be difficult, Rockefeller's perspective is that this is necessary and forces architects in general to be more clever and more creative to satisfy clients and the current building codes.

Should one renovate or build new?
Historic properties have another set of rules that must be followed. The options are preservation, rehabilitation, restoration, addition or moving the structure altogether. Keep in mind when one renovates an old property one must be aware of what the technology was at the time the property was built and of the different standards and materials. Understanding this might help educate clients and prepare them for the costs to bring a home up to today’s standards.
