This affordable housing unit rental community will create 122 local jobs and $7.9 million in local income for city of Winston-Salem. Completion of the new apartments is projected to be early 2012 and will be home to 12 newly renovated homes as well as 56 brand new two and three bedroom apartments.
The project is a collaboration between Miller-Valentine Group, RBC Capital Markets, Citibank NA, The City of Winston-Salem, North Carolina Housing Foundation, and Forsyth County. This development is made possible by an award in 2010 of North Carolina Housing Tax Credits through the North Carolina Housing Finance Agency. Miller-Valentine Group was chosen as the developer, general contractor and will oversee the day to day management of this project. Miller-Valentine Group was recently recognized as one of the top 25 affordable housing owners in the nation.
Dave Liette, Miller-Valentine Development President attributes one of the driving factors of receiving the award to the foundation that Miller-Valentine Group has regarding its projects. While The Enclave Apartments may have the look and feel of a high priced luxury rental community, these apartments are being built as part of the North Carolina Housing Finance Agency tax credit program. This federally funded, state managed program allows Miller-Valentine Group to offer these affordably priced apartments. In fact, The Enclave Apartments have been set aside for households earning no more than 60% of the median household income in Forsyth County. This program allows residents within the state approved income parameters to take advantage of brand new apartments at amazingly affordable prices.
