April 20, 2011 – Outer Marker Properties, LLC ("Outer Marker") announced today the ground breaking of Ivy Springs Manor, a 53,000 sq.ft. assisted living and memory care facility in Buford, Georgia, a northern suburb of Atlanta. Beautifully situated on 3.7 acres, the $12.2 M project will feature 78 total units with 54 units dedicated to assisted living and 24 units devoted to memory care. The anticipated opening for the facility is scheduled for spring of 2012.
Ivy Springs’ exterior will be comprised of natural stones and bricks along with design elements reminiscent of a mountain lodge retreat. The main entrance will be graced with a unique, cedar porte cochere. The expansive property lends itself beautifully for walking trails, which have been designed along two enclosed courtyards. The interior layout of Ivy Springs encompasses the latest trends in the industry, elegant, yet still comfortably designed for today’s generation of seniors. The upscale décor will be accented with luxurious interior furnishings and finishes.
“Technology was central to our design of Ivy Springs, both in amenities offered to residents and in the care provision we are implementing,” explained Jeramy Ragsdale, co-founder of Outer Marker Properties. Residents will have access to technology stations allowing them to communicate with loved ones via easy-to-use, web cam computers. Care provision technologies such as tele-medicine suites and wireless care management systems are also being installed in the facility. Ivy Springs’ memory care suites will be equipped with unobtrusive monitoring technology such as motion sensors and bed weight sensors, both of which allow residents to be cared for comprehensively, while respecting their privacy.
Outer Marker’s management team has extensive experience in building and managing assisted living and memory care facilities throughout the Southeast. As it relates to memory care specifically, they have consulted with notable experts and researchers regarding the use of design components which have proven beneficial in improving quality of life and stimulating cognitive activity in residents suffering from memory loss. Ivy Springs’ layout, flooring, textures, paint colors and lighting are just a few of the design elements which were chosen based on successful trends in memory care treatment.
Ivy Springs Manor is a joint venture between Outer Marker Properties, LLC and Pinpoint Commercial, LLC (a Houston based development firm, (http://www.pinpointcommercial.com ) and will be managed by The 410 Group, LLC. The facility is being designed by Wakefield Beasley and Associates and the lender on the project is Community and Southern Bank, Atlanta.
