The innovative UBIX® temporary roofing system from Combisafe, offering unrivalled levels of safety and speed of installation, was chosen to protect the prestigious Kingsgate Shopping Centre, Huddersfield, for a major 11,000m2 first floor extension.
It was the perfect solution for main contractor Marshall (Building Contractors) Ltd of Elland West Yorkshire, faced with protecting the exposed elements of the existing shopping centre during building work and also needing to eliminate any damage to the stores below. The project was made even more difficult as site access was severely restricted and disruption to both retailers and shoppers had to be kept to a minimum.
Company director, John Marshall confirmed that “As the busy shopping centre remained operational throughout the construction process, we needed a temporary roofing solution that would have minimal effect on the shopping centre as a whole, existing retailers, staff and visitors. The solution determined as a company was to use UBIX.
This offered us a guaranteed watertight and moveable roof. The cost effectiveness, watertightness and flexibility have proved invaluable and assisted ourselves throughout the construction process.”
Delivery and installation of a temporary roof had to be completed in just a matter of weeks, so working in collaboration with TRAD Hire and Sales Ltd (Stockport), leading developer of specialist scaffolding systems Combisafe successfully demonstrated that its UBIX temporary roof system could meet all the challenges.
The extension to the Southgate side of Kingsgate, located on a busy roundabout on the A62 in Huddersfield, presented logistical challenges for Marshall Construction. This combined with the client’s tight deadline meant that the temporary roof system had to be erected quickly and with minimal disruption. Approved Combisafe Distributor, TRAD Hire and Sales Ltd (Stockport), delivered a solution using the UBIX temporary roof system to provide weather protection whilst demolition and construction work of the original first floor roof could be completed.
An 80m long UBIX rolling roof was created, however restricted access to the site meant that all of the roof components had to be carried by hand up ten flights of stairs, but once again the system’s innovative design came to the rescue. Weighing just 8kg per square metre and easy to handle, the UBIX components proved they could be easily manoeuvred and carried to the areas where they were needed.
Built in two phases, the TRAD Technical Specialist along with the team from Northern 90 Scaffolding Ltd delivered Phase 1 – a 500m2 roof in just 17.5 working hours. It was the first time Northern 90 Scaffolding Ltd had used the UBIX system and as part of the training process the team were trained by the on-site TRAD roofing specialist, assisted by Combisafe’s installation instructor. Once the structure was in place, additional gable end scaffolding was installed before the custom-fit UBIX sheeting was applied.
For Phase 2 of the installation, a second, larger roof measuring approximately 700m2 was completed within four days. Requiring a progressive build method, and following its successful use on Phase 1, Northern 90 Scaffolding Ltd again utilised the innovative COMBISAFE RunWay™ track system which works in conjunction with existing scaffolding at the side of the roof. This allowed the roof supports to be installed progressively along the length of the span.
Tested for safety and functionality at various stages of the construction process, the UBIX roof was then mounted onto the RunWay system, ensuring all erection work was carried out from safe working platforms positioned at the system’s gable end. From here, the fully-assembled roof bays were easily rolled into position along the track – the system is designed to ensure that once erected, the next stage is simply rolled into place and the next section built.
With the simple but innovative RunWay system, construction work was completed quickly, safely and efficiently by avoiding the need for scaffolders to stop work, take down existing scaffolding and re-erect in a new position. Using two separate UBIX roofs with the RunWay system, this allowed a fast and easy way of opening the roof to crane through materials and plant – taking just a few minutes to open and close.
If required, the UBIX system is so versatile that it can be used to create different roof designs such as asymmetric, symmetric, mono pitch and arch spans. It is also compatible with scaffold systems to offer reduced costs and is very robust, conforming to NASC Code of Practice and once in position does not suffer from wind uplift and other problems associated with severe weather conditions. Sheeting is installed by the simple Keder approach – another major safety feature – as it does not involve operatives climbing on to the roof.
At Kingsgate, once the roofing system was in place, demolition of the existing first floor roof could begin to allow the creation of the complex’s much-needed additional retail space. Thanks to the outstanding workmanship demonstrated by TRAD Hire and Sales Ltd, Northern 90 Scaffolding Ltd and the cutting edge roofing solution provided by Combisafe, the prestigious Kingsgate extension project is back on track for its anticipated completion date in autumn 2011.
