Located at 1224 West Van Buren St., the eight-story brick and concrete building was originally home to a paper mill, then occupied by the True Value Corporation before being converted into the loft development VB1224 in 2007. Now owned by Hinsdale-based Foxford City LLC, the building not only has a new name and sales and marketing team, but also new pricing, which in some cases is almost $95,000 less than original pricing.

“There was already a lot to like about this building, such as its guaranteed city views due to its great location, but now that all of the units have been completed with high-end finishes and the new pricing and FHA financing are in place, the building is ready to make its debut as Van Buren Lofts,” Lutz continued. “And judging from our interest list, people are already sensing a new energy about the building and are excited about the buying opportunity.”
According to Lutz, the building’s new ownership is completing construction on all lofts and has fully capitalized the homeowner’s association fund and made design improvements throughout the building. “The building is stable, and current residents are happy with the changes and expressed commitment to the property,” she added.
Buyers can choose from a variety of one-bedroom-plus-den and two-bedroom floor plans with one to two baths, private balconies, a washer and dryer, and kitchens with custom 42-inch cabinetry, Quartz countertops and Bosch stainless steel appliances, including a microwave, refrigerator and dishwasher.
To honor the building’s true loft style, each residence features 10- to 12-foot concrete ceilings, exposed ductwork and concrete columns, and four-inch wide wood floor planks in the living and dining areas.

According to Killinger, a limited release of the building’s West Loop condos will be available with special pricing for immediate move-in.
