Think Underpinning is Better than Compaction Grouting? Think Again...

Helicon Foundation Repair responds to inaccuracies in recent article about underpinning.

November 5, 2012 — In a recent blog post, Helicon Foundation Repair responded to an article published in the Ocala Star-Banner on September 30, 2012. In the article, a contractor who specializes in underpinning, stated that “If Citizens would stop grouting all these homes and just start underpinning them, they could save more than half of their repair costs — there would be no need to raise [insurance] rates...”

According to the Florida Association of Sinkhole Stabilization Specialists (FAS3 —, this contractor’s statements could seriously confuse property owners who already face considerable anxiety when dealing with sinkhole damage. There is no evidence whatsoever that underpinning is a superior method of sinkhole remediation. Both compaction grouting and underpinning are equally effective when done correctly and under the supervision and guidance of licensed professional engineers. The choice as to what type of remediation plan to implement belongs exclusively in the hands of engineers and geologists who make their determinations based on the type of sinkhole and the soil conditions found on the property. It is also important to note that underpinning alone does not repair a sinkhole or address unstable soil conditions according to FAS3. Grouting is still required. Furthermore, if an entire structure must be underpinned to stabilize it, the costs of underpinning can rival or surpass the costs of compaction grouting.

Ultimately, contractors do not have the background, education, or scientific expertise to voice a reliable opinion about which sinkhole repair methodology is best. They should leave these determinations to those who are truly qualified — licensed professional engineers and geologists.
