Advanced Realty Team Starts Offering FABFOUR Financing on All Proprietary Sales and Rent to Buys

Home buying for the average person looking to own a home as quickly as possible, but lacking great credit just got easier. Advanced Realty Team, Inc. just started offering their FABFOUR financing on the sale and rental of all prorietary homes.

Advanced Realty Team yesterday announced FABFOUR Financing will now be offered with all of the proprietary rentals and homes for sale the company is offered.

FABFOUR offers the potential buyer or rental a choice of renting or buying the particular home and offers three potential ways to buy the house with easy qualifying and the Famous Rent to Own on Steroids Program™ for which Advanced has been awarded the trademark by the United States Patent and Trade Mark office.

The service may be offered on homes where Advanced acts as an agent if the owner wishes and will not be offered on any of the Famous Foreclosure Rental Programs, either proprietary or agency.

Advanced is also looking to buy houses fast and as is for the complimentary half of this program.

The intention is to provide a service for persons who want to own a home as soon as possible to see the different ways they may buy.

The first selection is a low all cash price based on being able to close the transaction within 7 days and the second option is also all cash but allows the buyer up to 45 days to raise the money and comes with a non refundable deposit, which on houses up to $100,000 is $2,000.

“We do this to make it available to the few who are able to get a mortgage under the current lending guidelines,” said George Beardsley, President-Broker for Advanced Realty Team.

“However, so many mortgages fall apart and usually late in the application process, so we are adding a $2,000 nonrefundable deposit as compensation when we hold a home off the market for over a month only to find out it’s ‘no deal’.”

“Behind door number three is our Owner Finance Program which has extremely easy qualifying and is designed for buyers who have more cash than credit,” he said. This has a cash down payment of 30 per cent and an interest rate from 9.95 to 12.9 per cent with a 20- or 30-year amortization.

“While we realize that will not be for everyone, that is why we have four different ways to get to be a home owner and the easiest is our Famous Rent to Own on Steroids,” he said.

The Famous Rental Program requires an upfront payment of 3 to 5 per cent of the price of the home and recently Advance has announced two different ways to make this even more affordable. The upfront money can be split in two parts or in one part followed by monthly payments over 10 months as part of the new Lay Away Add-on to the Famous Rental Program.

The Famous Rent to Own on Steroids program will provide for financing and hold a mortgage for tenants who make all payments on time for 12 consecutive months and maintain the home as if they own it already. Credit does not matter, Beardsley said, it is a chance for someone who has had bad things happen to own a home again far sooner than the bank would have allowed.

Advanced Realty Team, Inc. is a Dunedin, FL-based creative real estate brokerage firm founded in the mid nineties by George and Maryan Beardsley, former stock brokers who got into real estate by accident when they sold a home they had purchased in Boca Raton not knowing there were plans in the neighborhood to buld a garbage burning incinerator.

In the early years, Advanced was a brokerage company that mostly represented buyers who needed owner financing.

“We still serve the same market, but today we go out and buy the houses and then rent or rent to own,” Beardsley said. “And we now buy homes to pass on to our clients and we will buy homes that are over financed and or in foreclosure or that are owned free and clear. We have a lot of ways we can serve someone looking to sell a home fast.”
