Q3 comparisons from last year show uptick in housing market

Homes.com, a top real estate listings site and all-around lifestyle resource, has released its Q3 “State of the Home Buying Market” report, highlighting the site’s most frequently searched cities and increases in home searches year-over-year from Q3 2011 to Q3 2012.

The cities with the largest increase in searches saw at least a 128 percent increase – more than double the inquiries in 2011. The numbers revealed in this Homes.com report illustrate the uptick in the real estate market over the past year.

Top cities based on percent changes of for-sale property searches from Q3 2011 to Q3 2012 are:

1.    Baltimore, Md. – 430%
2.    Norfolk, Va. – 252%
3.    Minneapolis, Minn. – 158%
4.    Alpharetta, Ga. – 135%
5.    Charlotte, N.C. – 132%
6.    Franklin, Tenn. – 131%
7.    Lexington, Ky. – 131%
8.    Asheville, N.C. – 130%
9.    Sioux Falls, S.D. – 129%
10.    Katy, Texas – 128%

Baltimore, Md. tops the list with a 430 percent increase from 2011. The city was also #1 on our Q2 Most Improved Cities in the Home Buying Market and is seen as an increasingly attractive place to live, thanks to its convenient location between Washington, D.C. and New York City. Location is always preeminent as consumers search for their next home, and Baltimore is the perfect example.

Norfolk, Va., #2 on the list, is home to the world’s largest naval base and headquarters of Dominion Enterprises, Homes.com’s parent company. The city’s unemployment rate is well below the national average at 6.5 percent, and its stable job market draws homebuyers to the area. Norfolk saw an increase in searches of 252 percent.

Two North Carolina cities – Charlotte and Asheville – also appear on our list with increases of 132 and 130 percent, respectively. #5 Charlotte has the second most searched zip code in the Homes.com Schools of Thought on the Real Estate Market. Rounding out the list at #8, Asheville was recently described in the Wall Street Journal as a thriving city, while other N.C. areas have been economically depressed since 2006.
