Payback times are short and energy savings impressive for commissioning in any scenario, but commissioning of existing buildings, or retro-commissioning, offers value that is difficult to ignore. As competition has increased in the commissioning services market, median commissioning costs have dropped while energy costs have increased. This creates opportunities for owners to realize even more cost-effective energy savings today than three years ago when the study was completed. In response, Glumac has enhanced its commissioning team with a Facility Optimization Services Team that is focused on benchmarking, auditing, and improving existing building performance – affordably and in step with the specific business needs of clients.
Glumac’s commissioning team began assembling the Facility Optimization program three years ago, to provide service to energy and cost-minded owners of large facilities in the Pacific Northwest and to Southern California Edison’s client base. This year, in response to higher ROI in energy efficiency measures and evolving green building legislation, Glumac has expanded its Facility Optimization Services Team, bringing specialists Eric Young and Fabio Kwon on board.
Eric Young is based in Silicon Valley and brings 15 years of experience in controls and commissioning. He spent over a year guiding the Oakland Federal Building into GSA Region 9’s existing building energy conservation model from 2004 through 2005. From there, he brought retro and continuous-commissioning programs online at six additional Federal landmark buildings throughout the country.
Fabio Kwon joins Glumac in Los Angeles from New York City. While there he focused exclusively on bringing existing buildings into energy consumption and benchmark compliance with the city’s new energy conservation code for existing buildings, Local Laws 84 and 87. Adding to Facility Optimization Services, our energy group provides broad energy auditing and analysis expertise. With the help of this combined team, Glumac is able to identify a building’s energy performance in its current condition, audit for areas of potential improvement, model the cost-effectiveness of recommended improvements, and then monitor performance to keep it on track for optimal energy use after implementation.
Facility Optimization Tools
To streamline feasibility and payback of building upgrades, Glumac has created a Facility Optimization Toolkit consisting of proprietary energy analysis tools and savings calculators. With this toolkit, Glumac works both with property buyers to assess a potential purchase and with owners who want to determine their building’s potential for improvements and reap the financial reward of improved energy efficiency.
There are significant energy savings opportunities hidden in most existing buildings. With a combination of utility cost reduction and utility and government incentives, these opportunities are often excellent investments in addition to the inherent ecological benefits of saving energy.
