Vertical Consultants wins rent increase on a significantly under-valued property from Sprint-Nextel Corp. for Budget Self Storage, an Allentown, Pennsylvania based self-storage operator, through a renegotiation of its existing telecom ground lease.

Vertical Consultants gladly announces its ability to assist Budget Self Storage, an Allentown, Pennsylvania based self-storage operator with fifteen industrial properties located throughout the Northeastern United States with a renegotiation of its current telecom ground lease with Sprint-Nextel Corporation (the third largest telecom provider in North America and 85th largest company in the United States). Vertical Consultants re-entry into the current cell tower lease will result in a significant and immediate increase in rent revenue to be received by its client, Budget Self Storage. Their client will also gain other monetary considerations not provided under the previous lease structure.

Vertical Consultants was engaged by Budget Self Storage in 2011 to provide counsel regarding its current cell tower lease associated with one of its sites. Upon evaluation of Budget Self Storage’s current agreement, Vertical Consultants was able to re-enter into an existing cell tower lease at its Allentown, Pennsylvania location. Vertical Consultants examination of the lease deemed it significantly under-valued due to the use of and importance to Sprint.

Based upon Vertical Consultants aforementioned review and evaluation, it assisted Budget Self Storage to secure a modification of the existing lease terms that included restructuring how rents revenues were to be calculated over the remaining term of the lease. The immediate impact of these lease revisions will include, amongst other things, an immediate 46% increase in rent revenues to be received by Vertical Consultants client.
