Joint venture closes on land for $30 million North Carolina apartment community development

Global Growth Trust, Inc., a real estate investment trust (REIT) focused on providing capital appreciation for investors, has acquired 13 acres in Charlotte, N.C., for a 298-unit, Class A garden-style apartment development. The land, located near the intersection of I-485 and Arrowood Road in southwest Charlotte, was acquired through a joint venture with an affiliate of Woodfield Investments, LLC.

The $30 million community, to be called Whitehall Parc, will feature multiple floor plans and include amenities such as a club room, cyber café, fitness center and resort-style pool.

“This development will satisfy a growing demand for new, luxury apartments in the Charlotte market and provide a compelling growth opportunity for our investors,” said Andy Hyltin, President of Global Growth Trust. “Given the limitations on supply over the past few years, we believe the development will be well received in the market.”

Charlotte’s southwest corridor is its second largest job center; the property is also within a short commute of Charlotte’s other major employment centers. In addition, the site is close to major retail centers, restaurants and other amenities. With an estimated population of 1.75 million people, the Charlotte Metropolitan Statistical Area (MSA) experienced population growth of more than 21 percent between 2000 and 2009, ranking among the nation’s fastest growing MSAs. Area residential trends are moving away from home ownership, and there is significant demand in the area for new, high quality apartments.

The project builds on Global Growth Trust’s previous multifamily partnership with Woodfield Investments. In May 2011, the two companies announced a partnership to build a new, 258-unit multifamily development in Mount Pleasant, S.C. Woodfield is a regional developer of multifamily communities and has built apartment communities in four Southeastern states.
