Metro Milwaukee real estate agent Bob Arnold, the two-time Milwaukee Journal Sentinel Realtor of the Week, says the new year started out where the old one left off for residential housing sales. The 4-County Metropolitan Milwaukee area showed a 15.5% increase in residential housing sales, marking the seventh month in a row that sales increased by double digits.

“The other notable market characteristic we’re seeing now is that 10 of the last 12 months have reported a decrease in actual home listings,” said Arnold. “This is a very important future indicator that may portend a transition in the market that has already occurred in other areas of the country, and may result in modest price appreciation.”

Arnold, a leading Metro Milwaukee and North Shore real estate agent and consultant reported that as of February, there is a shortage of listings in particular Milwaukee area communities and price ranges. Arnold speculates this is because of the current active market, positive market forecasts, past decrease in listing and mild winter weather.

According to Arnold, interest rates are projected to stay low throughout 2012. “If you are moving up in the market, you are capturing a double advantage, while purchasing a home at a much higher reduced percentage than selling your own home,” Arnold said.
