Spring has arrived early in the Upper Connecticut River Valley. A still healthy but slower real estate market shows signs of spring revival according to NH and VT REALTOR Hal Sheeler.

Hal Sheeler, NH & VT REALTOR with Century 21 Energy Shield Realty in Lebanon, NH predicts increased housing sales in Dartmouth College, Upper Valley area communities this year.

Resident Physicians across the United States have received their match and those matched to Dartmouth Medical School and the Dartmouth-Hitchcock Medical Center are beginning to consider their options for housing in the Upper Valley. With the perception of an economic upturn, many people may have decided that it is time to get off the sidelines and again pursue the dream of owning their own home.

With the arrival of spring each year, newly matched Resident Physicians give a clue to what is happening in the Lebanon/Hanover/Upper Valley real estate market. Sheeler, a real estate agent since 2001 and an MD Preferred Real Estate Agent (http://www.MDPreferredServices.com) has worked with many Resident Physicians coming to the Lebanon/Hanover area. He notes that for the last few years economic uncertainty has led many physicians to rent rather than buy. There are a number of reasons that they and other relocating professionals may choose to buy this year.

Interest rates in the Upper Valley remain historically low. Local banks are loaning and understand physicians. Prices for homes have declined somewhat and, although the inventory of homes for sale is larger than it sometimes has been, finding a suitable condo or single family home within driving distance of Dartmouth-Hitchcock Medical Center is still a chore. The cost of renting has soared in the last couple of years. With resident physicians seeking a place that is really "home" for his or her family while putting in so many hours of work, buying a home in the area is attractive again.

The Northern New England Real Estate Network lists 48 homes for sale in Lebanon, New Hampshire. Median price is $239000 and median days on the market 55. In neighboring Hanover, NH, home of Dartmouth College and the Dartmouth Medical School, NNEREN has 39 residential listings with a median price of $599000 and and median days on the market 69.
