Professionals Invest USA Network Offers Foreign and Domestic Property Investors a Vetted Network of Real Estate Investment Providers throughout the United States

Professionals Realty Group USA (ProsUSA) has joined with their colleague company, Australian-based Professionals Real Estate Group, to launch Professionals Invest USA Network, a carefully vetted group of real estate investment property providers offering a turnkey process and resources needed in the lifecycle of an investment decision for key U.S. markets. Such resources include acquiring the proper U.S. tax documents and credentials, legal entity formation, estate planning and opening of bank accounts.

Professionals Realty Group USA President Glenn Melton states, “There is a pressing need for such a network of highly qualified investment property providers that offer real estate investment opportunities in major cities across the United States. Professionals Real Estate Group Global CEO Glyn Morgan made the formal announcement launching Professionals Invest USA Network in Brisbane, Australia on March 13, 2012 stating: “The U.S. investment real estate market offers some of the best values in the world today. Prices, together with rates of return on cash investments in many sectors, are extraordinary right now and frankly superior to even our historically strong market. In addition, many currencies are valued at historic highs compared to the U.S. dollar. In 1999, the Australian dollar was trading at $0.70 to the U.S. dollar; today it is trading at $1.09. I would be very much surprised if such a confluence of favorable factors will be seen again.”

Morgan went on to explain, “Our brokers here in Australia and New Zealand routinely have a significant portion of their businesses devoted to property management and servicing investors. This new access to the opportunities in the U.S. through the governance of our own company, will enable our overseas brokers to significantly expand their market share at home by providing a portal to U.S. investment property without the hazards and frustration often experienced by our citizens when dealing with promoters here in Australasia.”

In addition to the attraction that U.S. property holds for foreign investors, the Professionals Invest USA Network significantly expands the opportunities for traditional U.S. residential brokerages and agents by allowing them to engage with a much larger pool of potential buyers who may have an interest in including real estate in their holdings.

“The real estate investment sector is rapidly growing worldwide with more investors – both foreign and domestic – embracing and acquiring real estate portfolios as a relatively safe hard asset,” Melton says. “Historically favorable factors such as bottom or near bottom of the market prices on commercial property combined with single family and multifamily dwellings, extremely favorable foreign currency values and higher demand for rental properties by new renters, are all driving increased attention to the U.S. market as a source of unprecedented opportunity for investors.”

This news is particularly timely considering the release of National Association of Realtors® (NAR) recent press release titled, “Investment and Vacation Home Sales Surge in 2011.” NAR Chief Economist Lawrence Yun said investors with cash took advantage of market conditions in 2011. “During the past year investors have been swooping into the market to take advantage of bargain home prices,” he said. “Rising rental income easily beat cash sitting in banks as an added inducement. In addition, 41 percent of investment buyers purchased more than one property.”

According to “Housing 2.0: The New Rental Paradigm” (a Morgan Stanley study released Oct. 27, 2011), there are more than 40 million rental housing units in the U.S. representing $6 trillion in asset value, half of which are single-family homes. The United States has shifted to a more renter-heavy society with both increased renters-by-choice and renters as a result of the short sale and foreclosure upswing. NAR reports that it is expected that over 1.25 million transactions will occur with investors in the residential sector in 2012. In addition, the popular Swanepoel TRENDS Report 2012 released earlier this year, titled “International Update: Global is Increasingly Local,” a report in which Melton was sourced for Professionals’ international brand expansion, offers statistics from NAR’s International Division:

  •     Between April 2010 and March 2011, $82 billion of residential international sales changed hands, amounting to 7% of the total U.S. residential market. This is an increase of $16 billion from the previous year’s volume of $66 billion.
  •     International buyers of U.S. residential real estate came from 70 countries. The top five (Canada, Mexico, China, U.K. and India) accounted for 53% of all transactions from March 2010 to March 2011.
  •     Arizona, California, Florida and Texas accounted for 58% of all transactions completed by international buyers.

Professionals Invest USA Network is assembling an initial group of 15-20 U.S. investment property providers that together buy and manage thousands of rental properties in the U.S. Key markets include states such as Alabama, Arizona, North Carolina, Ohio, Florida, Nevada, Tennessee and Texas.
