Association Escrow opens in Aliso Viejo and partners with Merit Property Management to provide cost savings and faster service.

Association Escrow Services, Inc.,(AES), a licensed escrow company under Department of Corporations regulatory requirements, announces the opening of its office in Aliso Viejo, with an affiliation to Merit Property Management. As a result of the affiliation, Merit’s integrated systems will allow the transfer fee to be waived for its homeowners along with a three-day receipt of HOA document packages when escrow is opened with Association Escrow Services.

The affiliation was developed in response to homeowner sellers in Merit managed communities who looked for increased efficiency in escrow closings and a means to achieve cost savings with a home sale.

“We listened to sellers and created benefits that are expected to reduce common frustration involved in closing an escrow,” said Scott Melhberger, President of Association Escrow Services. “We created a synergy between Merit and AES, and expect that home sellers in Merit managed communities and real estate agents will appreciate the cost savings and the expedited delivery of HOA documents.”

According to DataQuick, a total of 19,412 new and resale houses and condos were sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties in March. That was up 35.1% from 14,369 in February, and down 5.2% from 20,476 in March 2010. The San Diego firm tracks real estate trends nationally via public property records.

“With this recent uptick in property sales, we want to provide escrow services that offer quick results.
