Fiddler’s Creek, a luxury, master-planned residential community located just off Collier Boulevard in Naples, has reported robust home sales activity this year.

There have been 64 sales in Fiddler’s Creek in the first quarter of 2012 with an additional 27 sales pending. According to Sunshine MLS, the multiple listing service of the Naples Area Board of Realtors (NABOR), there were 32 sales during the same period a year ago.

Closed sales within the Fiddler’s Creek community have been tracked every month during the 2012 season and the percentage increase in residences sold has shown steady improvement.

“We are excited to see the increase in sales at Fiddler’s Creek,” said Aubrey J. Ferrao, President and CEO of Fiddler’s Creek, LLC. “The increased activity is being driven by new homebuilders who joined our community in recent months. We also are seeing considerable buyer interest in our shrinking inventory of season-ready, move-in homes currently available at Fiddler’s Creek.”

Located just off Collier Boulevard on the way to Marco Island, Fiddler’s Creek comprises of nearly 4,000 acres and is zoned for 6,000 residences. With 1,700 residences completed, Fiddler’s Creek has approximately 4,300 residences yet to be built. With a very low density level of 1.6 homes per gross acre, the community will have about 100 distinct neighborhoods upon completion.

Pre-construction residences at Fiddler’s Creek start in the $300s and are currently being offered by D.R. Horton and Lennar Corp., two well-respected and well-known national homebuilders.

D.R. Horton has released the village of Amador and their first model, the Chelsea. Amador is an enclave of 38 classical Mediterranean style single-family homes offering a choice of three expansive three-bedroom floor plans starting from $379,990. D.R. Horton’s second village at Fiddler’s Creek, Chiasso, will comprise of 59 single-family homes intertwined amid lakes and waterways. Chiasso will feature four unique floor plans with prices from $484,990.

Lennar has released two single-family villages, Millbrook and Runaway Bay. Situated along The Creek and The Creek Course, Runaway Bay is a neighborhood of 98 single-family residences offering four unique floor plans starting from $599,990. Homes situated along The Creek will have a dock option at the time of purchase. The Creek allows for electric boats, kayaks and canoes for homeowners to enjoy. Other homes have views of The Creek Course. Millbrook is a Mediterranean-style village with 56 single-family home sites nestled between meandering waterways at Fiddler’s Creek. Four unique floor plans are available starting at $369,990.

Another established homebuilder, Stock Construction has recently contracted to build single-family homes in the villages of Mahogany Bend, Majorca and Isla del Sol. The homes will further complement the residential offerings currently available within the Fiddler’s Creek community.

Season-ready, move-in homes also are available from $239,000.
