For Home Buyers Looking for Move-in Ready Custom Homes, A One-Click Button to Find 45-Day Turnaround Inventory

With a shortage of custom homes on the Kansas City market, some buyers think they have to settle for an existing home. But a new program called RodrockReady matches Kansas City buyers to almost-ready custom homes, so they can move in quickly when switching schools districts or relocating.

This program allows new construction to compete with resale for people who are relocating, have sold their old house very quickly or need a new home before the school year starts - all in one click.

With a shortage of new homes available for sale in the Kansas City area, one builder has come up with a new way to speed up the custom home buying experience. Buyers who wanted to build to their own taste have traditionally waited up to six months for a home to be completed. Now Rodrock Homes offers RodrockReady, an up-to-date list of more than two dozen partially-finished new homes buyers can purchase, customize and move into within 45 days. The website currently offers two dozen nearly-finished two story, reverse, and one-and-one-half story plans ranging from 2000 to more than 3500 square feet.

“This program allows new construction to compete with resale for people who are relocating, have sold their old house very quickly or need a new home before the school year starts,” says Kerwin Holloway, a Reece & Nichols Real Estate agent. “In the past, there’s never been an easy way for customers or agents to know how ‘close to ready’ a home might be. Now there’s a simple button we can push, and trust that the results are accurate.

The RodrockReady Homes List meets a long-time need. The Multiple Listing Service (MLS) is supposed to show the estimated completion date for new homes, but Holloway says the information doesn’t always get updated regularly. Rodrock Homes CEO Brian Rodrock says that has given many buyers the impression custom-built homes are not an option for those who need to buy quickly.

Buyers may also see fewer options on the market. Rodrock admits new home inventories are low in Kansas City. “While there are normally 2500 homes on the market in Kansas City at any time, right now there are 800,” he says. “And I’ve heard predictions that by the spring of 2013, there may be nearly no new homes on the local market.”

Rodrock Homes, however, has continued to build and keep an inventory of ready-to-sell homes. Rodrock has been able to do so, according to Holloway, because the builder is financially strong. In the middle of the biggest home buying season of the year, the pre-school-year shuffle from June to September, Holloway says buyers are thrilled to hear they still have a chance to buy a new home, pick out custom features, and be moved in 45 days from now.

“Let’s say a buyer wants to get into the Blue Valley School District by the time the school year starts. All they have to do is click on the RodrockReady button and they can immediate see the homes in the Wyngate subdivision or other subdvisions that will be options for them,” Holloway says.

Using RodrockReady is easy for potential buyers. They simply go to That brings up a list of homes indexed by school district, subdivision and price. Each home on the list is ready for move in within 45 days or sooner.

While the homes are close to completion, buyers still have a chance to choose granite, tile, carpets, and light fixtures. Rodrock works with Twigs Interiors to allow buyers to view a range of standard options and upgrades in one convenient setting, and to get advice from professional decorators.
