Neal's July Home Sales Show Positive Trend

Lakewood Ranch-based home builder's monthly numbers show buyers are out in force

Neal Communities continued its strong pace of new home sales this year spurred by buyers’ purchases of 11 homes each in the Central Park neighborhood of Lakewood Ranch and Woodbrook, a Neal’s newest community in south Manatee County. Those 22 sales accounted for slightly more than half of Neal’s 44 July purchases and helped push year-to-date sales up to 325, an almost 36% sales improvement to the first seven months of 2011.

The recent sales activity seems all the more impressive given that prices are on the rise in many major cities around the nation. Neal increased its new home prices four times in several different communities within the last 60 days.

“Summer is normally the slow season. Despite some price increases, our team continues to please buyers with our offerings,” said Pat Neal, president of Neal Communities. “This month’s performance nearly matches our year to date monthly average of 46 sales. We’re very pleased and are looking forward to a strong second half with the introduction of new inventory in existing communities as well as community unveilings.”

Introducing new inventory now appears to be terrific timing. Existing homes for sale in the region have crossed below the six-month supply threshold, signaling a shift to a sellers’ market. The Sarasota Association of Realtors reported that the inventory of homes for sale dropped to 4.1 months supply in June, a new 10-year low.

Neal’s newest community in Venice, Grand Palm, and the recently purchased Boca Royale Golf & Country Club near Englewood will both boost the region’s housing supply when they debut. Grand Palm is set to grand open in early fall and Boca Royale is scheduled to open in 2013.

Also contributing to Neal’s total this month were four sales in River’s Reach. The east Manatee County community recently reopened following a redesign of the 124-lot first phase. Country Club East saw strong sales too, with five in Belleisle. The Country Club also had success in sales, with two each in the communities of Greystone and Miramar. Forest Creek added four sales and Sawgrass chipped in with two purchases.
