Multi-year project transformed luxury boutique Kimpton hotel near downtown Dallas, with new Front Room restaurant, rooftop terrace, outdoor courtyard and pool.

BOKA Powell transformed The Lumen, adding new amenities including The Front Room restaurant, an outdoor courtyard and pool, and a rooftop terrace with expansive views.

“Our design is modern and minimalist, with lots of glass walls that present a transparent and open feel, with basalt stone flooring unifying the public spaces and flowing out to the pool,” said John Orfield, principal, BOKA Powell.

BOKA Powell LLC has completed architecture and interior design work for the expansion and modernization of The Lumen, a Kimpton hotel located near downtown Dallas next to Southern Methodist University (SMU).

The expansion of this luxury boutique hotel, which took place over a three-year timeframe, included the addition of 36 new guestrooms for a total of 93, the enlargement of the lobby, and new amenities including The Front Room restaurant, a lushly landscaped outdoor courtyard and pool, and a rooftop terrace with expansive views of SMU and the Park Cities neighborhood.

“Our design throughout the hotel is modern and minimalist, with lots of glass walls that present a transparent and open feel, with basalt stone flooring unifying the public spaces and flowing out to the pool,” said John Orfield, principal of BOKA Powell.

“The open-plan lobby has become a destination for guests, with features like a conversation pit surrounded by wood paneling, a sitting room with leather lounge chairs enclosed by glass, and a linear fireplace backdrop behind the front desk.”

The new common areas and rooms are finished in a sophisticated style with elegant modern furnishings. BOKA Powell also redesigned and updated the 57 existing rooms at The Lumen, incorporating fresh new finishes and furniture.

The hotel’s new restaurant, The Front Room: A Park Cities Diner, is a modern, upscale diner with window booth seating, a chic bar area and floor-to-ceiling windows.

“The furnishings and fixtures throughout the hotel and restaurant represent a mid-century modern theme: minimalist, classic, with splashes of fun,” said Caroline Edsell, interior designer for BOKA Powell. “The restaurant design includes white Corian table tops accentuated with hanging globe lights, rich wood paneling, a charcoal rock ledgestone, as well as a fabulous outdoor patio scene overlooking the SMU campus.”

BOKA Powell completed the project for Headington Companies, the developer and owner of The Lumen. The Lumen is managed by Kimpton Hotel and Restaurants, and is located at 6101 Hillcrest Avenue, Dallas, Texas.
