On September 7, 2012 at 9am, Pat Neal, President of Neal Communities, will unveil the largest master-planned community of its kind in Venice, FL– Grand Palm. Priced from the mid $100’s, Grand Palm is also the largest neighborhood Neal Communities has ever created in more than forty years of building, boasting a total of 1,999 homes.
Grand Palm is the first project developed to meet not only the carefully-crafted, low-impact standards of Sarasota County's “Sarasota 2050 Initiative”, but also the plan's vision for sustainability.
The community will provide about $800 million in tax base when complete, about $16 million per year in local property taxes, and will also create thousands of jobs over the next decade. Grand Palm took seven years to plan and is centrally located off River Road in Venice, near great schools, amenities, and nature. The layout designates over 33% of the land as preserve and features spectacular trees from the grand entrance, continuing throughout the community. The 266-home first phase will open for sales on September 8, 2012 with six models, with another four expected to open by early October. Buyers will have a total of five product lines and a large variety of floor plans to choose from ranging in size from 1079 sq. ft to 2535 sq. ft. Centered on its largest park, the 10-acre Exploration Park, Grand Palm will contain 25 parks spread throughout 10 bike and pedestrian-friendly neighborhood centers. By the end of 2013, the community will feature a 32-acre Adventure Lake containing Lookout Point Island, an eight-acre park accessible from the mainland.
The primary amenity area, to be completed in early 2013, will include a recreation center, resort-style pool with a slide, a fitness oriented pool, a splash park, playground, two tennis courts, a basketball court, beach volleyball, a bocce ball court, and two dog parks. Nine miles of trails, plus almost 28 miles of bike and pedestrian pathways will connect the neighborhoods together. Another nine miles of interconnected wildlife corridors will link Grand Palm eastward to the Jelks Preserve, bordering the wild and scenic-designated Myakka River.
Expected attendees at the press conference include Pat Neal and staff, County and City elected officials, and vendors who helped create the community. “We cannot wait to unveil this grand community in a grand way,” said Neal.
