A recent survey by Perfect Places revealed that property managers are spreading their fix-up efforts throughout the whole property, though 45% of the Property Managers said that work done to maintain bedrooms, living rooms and dining rooms actually returns the highest dividends. Kitchens were second in importance at 27%. A property maintained at the highest levels can command increased rent up to 20%, according to survey results.

"Even on vacation, people spend a lot of time in bedrooms and living rooms, so keeping those areas looking great and in good working order will enhance the overall guest experience tremendously. Without a doubt, the most attractive, best maintained properties are the ones to get booked more often, and at a price the owner is happy with."
Nearly all of the survey respondents said they perform maintenance on an as-needed basis throughout the year. The fall season is slow for virtually the entire travel industry, and is typically a good time for property owners and managers to make improvements. If major renovations are required, Haggart recommends applying the same criteria used for the maximizing the return on the sale of a home. "Focus on improvements to the kitchen and bath areas first," Haggart said. "Attractive siding or paint always gives a property curb appeal, as does new landscaping. If your carpet is dingy and too dirty to be cleaned, then by all means replace it."
Haggart said the increase in the number of vacation rentals has made renting more competitive. "Most property managers understand that people want top of the line accommodations, no matter what they're spending. Managers who keep their property in tip-top shape will see a return on their investment."
