Tobias Nergarden, CEO of the online magazine Real Estate Marketing Insider today named his “Toby’s Choice” real estate market of the week. The “Toby’s Choice” title is given to a non-major real estate market in the United States that displays great potential in one or more real estate divisions. This week’s award was given to Fairfield County, Conn., after a report in the Stamford Advocate highlighted the ever-growing and competitive commercial real estate market in the county.

The June 26 report in the Stamford Advocate stated that Fairfield County’s commercial real estate is showing signs of a strong recovery and increased business. The area is enjoying rising lease rates, along with a general feeling of optimism and energy among its real estate sales and marketing experts. The Southwestern Connecticut commercial real estate market is bolstered by strong inventory. Unlike other areas of the country, some of which are stuck at a two-month supply of housing or commercial inventory, Fairfield County has about a 20 percent office vacancy rate. This means a longer period of available property, and the rise in leasing interest points to increased demand to meet the greater-than-average supply.

In a statement accompanying his pick for the “Toby’s choice” market of the week, Mr. Nergarden said this of Fairfield County: “Two of the most surefire signs of a market with potential for realtors are high sales interest and high inventory levels. Fairfield has both. In addition to the upward trend in commercial real estate leasing, established firms with loyal clientele are currently hiring realtors. Those who can work well in an existing practice and take advantage of leads may find that when presented with the resources of a well-positioned firm in Southwestern Connecticut, working in this commercial market can be lucrative and rewarding.”
