Trendmaker Homes has announced the purchase of a 372 acre-residential tract in the heart of Clear Lake City, with the future planned community entrance to be at the intersection of Clear Lake City and El Dorado Boulevards.

Exciting news came recently when Trendmaker Homes, who is one of the leading new home builders in many Texas communities, purchased 372 acre-residential tract in Clear Lake City. Will Holder, President of Trendmaker Homes notes that “these will be the first new homes built in Clear Lake City proper since the late 1990’s.” Clear Lake City, a flagship community begun in the 1960’s by Friendswood Development Company, enjoyed new home sales of up to 1000 homes per year at its peak.

This 372-acre tract was purchased from Fidelis Realty Partners, represented by their CEO, Alan Hassenflu. Fidelis will develop high-end neighborhood retail at this new community’s front door at the remaining two corners of the Clear Lake City Blvd and El Dorado Blvd. intersection. Fidelis owns all the remaining developable land at these corners and approximately 300,000 SF of retail space is planned at the intersection. Hassenflu noted that "Trendmaker is one of the finest master-planned community developers in our city with both land development and home construction divisions. They have produced numerous exceptional communities in the Houston region. We are totally confident that Trendmaker will maximize the value of this fine tract of land for the residents and businesses in the Clear Lake area." Fidelis owns and manages approximately 40 shopping centers in the Houston area. Fidelis owns retail property in Texas, New Mexico and Louisiana, and is headquartered in Houston.

Trendmaker, a Houston custom home builder and developer for over 42 years, will be developing approximately 690 home sites for a variety of home product types. Other yet-to-be determined builders will be joining Trendmaker on each lot size program. This community will contain both a recreation center and a new school site and this development will be in keeping with the high standards found in all Trendmaker Communities.

This new community announcement comes at a time when the supply of existing homes for sale in the area has fallen to its lowest level in 12 years, according to recent article in The Houston Chronicle quoting resale activity in Houston. Houston is currently experiencing a tight lot shortage for quality home sites and new lot deliveries have been out paced by new home builder starts two-to-one over the past three years.
