Stock Development Releases 2012 Sales Report: Numbers Jump Dramatically

In Southwest Florida, Stock Development has released a terrific sales report for 2012 that includes more than 400 new home sales and $280 million in sales company wide.

Stock Development has released a terrific sales report for 2012 that includes more than 400 new home sales and $280 million in sales company wide.

According to Brian Stock, CEO of Stock Development, new home sales were up 32.4 percent overall with 405 new units contracted and a sales volume of over $188.5 million, representing a 50.6 percent increase in dollar volume over 2011!

“New home contracts were up by one-third over last year,” said Stock. “Our average sales price increased 13.8 percent. The market strengthened dramatically in 2012 and our decision to aggressively build inventory homes paid dividends.”

Stock Construction, the building division of Stock Development had 395 new home sales, a 31.7 percent increase in units and a 48.4 percent increase in sales revenue over the previous year,” said Stock.

“We had almost exactly 10,000 visitors at our sales centers throughout Southwest Florida. The demographics of our buyers were interesting too. Floridians comprised nearly one-third of our homebuyers, with Canadians coming second at 10 percent. The balance was a broad mix across the Northeast and Midwest. The diversity was encouraging since it shows the economy improving nationally and that Florida homes are seen as providing value to the Canadian market.”

Elsewhere, within the Stock Family of Companies, Stock Realty grew its sales by nearly one-third with over $69 million worth of resales and rentals. Noble Title conducted 601 closings, a 22.2 percent increase over 2011. Stock Financial boosted its revenue by 36.8 percent in 2012 and Serenity Pool & Spa recorded a 12 percent increase in sales.

Stock Development is renowned for the extraordinary amenity offerings at its communities. Club operations at Paseo and Lely Resort saw revenue increases of 21.3 percent and 16.5 percent, respectively.

According to Stock, the company launched new residential projects during the course of 2012 and added new furnished models and expanded amenities in exisiting communities.

In its most recent expansion, Stock has purchased homesites in Treviso Bay in Naples and began construction on two furnished models, which are scheduled to debut in March.

Stock also made a big spash in the Southwest Florida real estate market with its purchase of 234 home sites at Quail West last May. One of Southwest Florida’s most exclusive clubs, Quail West will be shared by only 600 members. The private, 1,180 acre oasis in North Naples was named recipient of the Collier Building Industry Association's coveted Sand Dollar Award for Community of the Year in the Average Home Over $1,000,000 category, as well as the Lee Building Industry Association’s Community of the Year Award. Two championship golf courses designed by Arthur Hills join the stunning 70,000 square-foot Grand Clubhouse, which offers members a place to relax. Prices begin in the $600s. Stock will be celebrating the Grand Opening of 11 exquisitely furnished models in late January at the joint LBIA and CBIA Parade of Homes.

Stock advanced its operations in Fiddler’s Creek. Located just off Collier Boulevard, Fiddler’s Creek is comprised of nearly 4,000 acres and is zoned for 6,000 residences. Stock has 48 single-family homesites in the community. One new model by Stock has opened and three more furnished models are nearing completion in three neighborhoods - Isla del Sol, Mahogany Bend and Majorca Villages. Prices begin in the $500s.

Less than a third of Fiddler’s Creek will be developed for residential use, while the remainder of the land is dedicated primarily to nature preserves, lakes, parks, golf courses and recreational areas.    

Amenities include a 54,000-square-foot Club & Spa, fitness center, resort style multi-pool swimming complex, Har-Tru tennis courts, tot lot and restaurants. Homeowners also have several membership opportunities to join The Golf Club, ranked in Golfweek’s 100 Best Residential Golf Courses in the country for the 8th consecutive year, and The Tarpon Club, which offers a beach and boating lifestyle.

At Lely Resort, a total of seven neighborhoods of flats, townhomes, coach homes, twin villas, single-family homes and estate homes are offered with prices beginning from the $200s. Lely has earned five consecutive Community of the Year awards.

Homeowners have access to the Players Club & Spa and some of Naples finest amenities. The Players Club & Spa, which currently offers over 20,000 square feet under air, is under going a two year expansion that will dramatically increase its size. The new state-of-the-art tennis complex with 13 tennis courts was recently opened. The Players Club & Spa provides an extraordinary value for non-golfers with an abundance of activities coordinated by a full-time staff, including saunas and whirlpools and a 3,500 square foot state-of-the-art fitness center.

Outside is a luxurious 7,500 square foot resort style swimming pool plus a 2,500 square foot exercise and lap pool with cabanas. Elsewhere in North Naples. Secoya Reserve and Black Bear Ridge saw strong sales with only two homes remaining in Secoya Reserve.

“These two neighborhoods offer superb locations and terrific pricing in two private, gated North Naples neighborhoods within desirable school districts,” said Stock. “Nearby are fantastic restaurants and shopping opportunities and just minutes away are cultural venues and Southwest Florida International Airport.”

Secoya Reserve is an 18-acre community located off Livingston Road on Veterans Memorial Boulevard, approximately 2 miles north of Immokalee Road. It offers a variety of single-story and two-story floorplans, ranging from 1,809 square feet to over 3,000 square feet under air. Only two of these two, three and four bedroom homes remain available, priced from the low $300s.

Stock Development is marketing home and homesite packages in the 50-acre Black Bear Ridge neighborhood, which is located on Vanderbilt Beach Road east of 1-75 and west of 951. Ten floorplans are offered ranging from 2,062 to 3,172 square feet under air. These single-story and two-story designs include courtyard plans. There are two to five bedroom options and up to three and one-half baths.         Black Bear Ridge features extraordinary lifestyle options with large estate-sized homesites and a beautiful lakefront clubhouse and pool. It is priced from the low $300s.

Paseo’s 26,000 square foot Village Center includes a bistro, a pub, an internet café, a coffee shop, a 4,000 square foot fitness center and a 90-seat theatre.
