LeVan assures that the reports will be returned immediately, and at a discount for those companies who oversee a large amount of rental properties.

LeVan reminds all property managers that state and federal laws, which have become more complex since the tragedy on Sept. 11, 2001, require specific action on the part of landlords to run certain checks. The Patriot Act, for instance, compels all commercial entities to conduct background checks to ensure they are not doing business with persons forbidden to conduct business in the United States.

Additionally, says LeVan, the primary goals of landlords are to protect their properties and to maintain a steady stream of income. “Failure to properly screen applicants can result in lost revenue in non-rent payments, broken leases and possible damages, as well as having to pay for costly eviction proceedings while the property loses more revenue because it’s tied up in the court system,” says LeVan. “Due diligence requires that landlords make a good match on the front end, and that’s what we do at tenantbackgroundsearch.com,” he says.
