We’re very excited to be able to serve the property management community in a way that will benefit them financially and meet their legal requirements

Tenant Background Search, an internet firm specializing in tenant qualifying services for landlords, has announced that it will be offering a specially-priced service for property management companies and landlords who oversee forty or more properties. “We’re very excited to be able to serve the property management community in a way that will benefit them financially and meet their legal requirements,” says Jeff LeVan, spokesman for the firm. “In a time when unknown economic factors like medical care changes are causing some uncertainty in what hidden costs may lie ahead for any company, we will be able to provide vital services at a discount for large volume landlords.”
LeVan says that under the new plan, once a company is set up, it simply needs to have a signed rental application with a release clause in it on file. The company can save man hours by no longer having to fax or email forms back and forth. The reports can include the FICO score, a National Criminal background check, a sex offender search, a Patriot Act search, bankruptcies, foreclosures, medical collections, an employment summary, a known aliases report, a past address history and an eviction report, depending on which package the company chooses. LeVan assures that the reports will be returned immediately, and at a discount for those companies who oversee a large amount of rental properties.
LeVan reminds all property managers that state and federal laws, which have become more complex since the tragedy on Sept. 11, 2001, require specific action on the part of landlords to run certain checks. The Patriot Act, for instance, compels all commercial entities to conduct background checks to ensure they are not doing business with persons forbidden to conduct business in the United States.
Additionally, says LeVan, the primary goals of landlords are to protect their properties and to maintain a steady stream of income. “Failure to properly screen applicants can result in lost revenue in non-rent payments, broken leases and possible damages, as well as having to pay for costly eviction proceedings while the property loses more revenue because it’s tied up in the court system,” says LeVan. “Due diligence requires that landlords make a good match on the front end, and that’s what we do at tenantbackgroundsearch.com,” he says.
