The Rental Protection Agency now offers as much as a 20% discount on its tenant screening packages. The move is in support for responsible tenancy by allowing the landlords to select the most fitting candidates among a pool of tenant applicants. RPA offers three distinct tenant screening packages to fit the set criteria of all types of landlords.
The first tenant screening package is the Single State. This limits the extent of screening to only the immediate state where the tenant is applying for tenancy. This package includes a comprehensive state criminal record check that would check for convictions due to felonies, arrest records, sex offender and violent offender records. It may or may not pull up traffic violations.
The second tenant screening package is of national scale. Three reports will be generated here. A background check and identity trace (with an address history) will be accumulated from all 50 states. In addition, a global check will also be done for criminal records.
And the third tenant screening package offered by the RPA generates four reports. The system will still do identity traces, global checks and national background checks for your tenant. Other than that, a credit report will also be done.
The discounted rates offered by the Rental Protection Agency will not affect the quality of service it provides. RPA continues to comply with the FCRA to ensure that no individual rights are stepped on as the reports are generated.
“With the reduced costs on doing background checks on tenant applicants, more landlords will be encouraged to take the necessary precautions to safeguard their investments,” says Scott Paxton, a spokesperson for the RPA.
More Landlords Struggling with Rent Collection
According to statistics, more landlords are struggling with collection. In fact, even a large property management company with excellent rent collection strategies will still have a 1% default rate. The reason could be attributed to the poor choice of tenants.
If you rent, you need to pay but there are simply tenants who withhold rent in order to have their little insignificant requests done. There are also others that simply skip out in the middle of the night. While landlords can legally go after them, if these tenants do not have anything to pay, the rent and court costs will remain to be unpaid. The more clever ones would even file for bankruptcy to escape rent obligations.
But a majority of these rent default cases could have been avoided if the landlord took the proper precautions. Hence, the importance of background checks. With the costs of these checks reduced, the RPA empowers landlords to reach better renting decisions.
