IES Launch unique new consulting service that will uncover hidden cost and energy savings in existing building operations

A UK Supermarket chain that we worked with has seen savings on one building component of £110k of capital costs per store, £5k of operational costs per store per year and a reduction in the payback period from 53 to 8 years.

A new consulting service that will bridge the gap between predicted design performance and the actual operational performance of buildings has been launched today at Ecobuild 2013 (stand N429). The service will use state of the art 3D Virtual Technology fresh from the IES R&D division to link up operational data from Building Management Systems with a 3D simulation model of the building design, uncovering hidden savings.

The service will allow owners, operators, sustainability and FM managers to effectively manage and optimise energy across existing building portfolios as well as create operation and refurbishment strategies to maximise cost savings. This technical capability has never before been available to the construction industry. It can also cover special cases such as data centres and factories where operational processes need to be integrated within the building model.

The service is offered as a 3 stage approach; Investigate, Compare and Invest.

•Investigate uncovers the initial cost savings by showing up and correcting any errors in the operation of the building by interrogating the Building Management System (BMS) Data. Ability to target 10% savings.

•Compare is when a 3D model is created using the actual operational data to act as an accurate benchmark to compare against the design and identify further hidden opportunities for savings before investment has been made on any upgrades. This process is repeated on a regular basis throughout the lifecycle of the building to maintain cost savings over time. Ability to target15% savings.

•The Invest stage is when the 3D model is used to virtually test and identify which energy conservation measures have the most potential. This will allow designers to understand the Return on Investment (ROI) on different options of materials and systems. Ability to target 50%+ savings.
