Sean Sullivan San Francisco real estate new construction expert, visited and walked through almost all of the floor plans of the 300 Ivy condominium development, designed by architect David Baker and Partners. He is impressed by the well-designed layouts and the sense of volume. The crew is finishing up the framing of the 5 townhouses fronting Ivy Street and has started work on the roofs. In the main building, all the concrete work is done as is most of the framing for the third floor. We've had a chance to walk through almost all of the floor plans and are really excited by the well-designed layouts and the sense of volume. Fourth floor walls will be set next, keeping us on track for completion this fall. The Unit mix will include: 23 1 Bedroom, 34 2 Bedrooms and 5  3 Bedroom Bi-level townhomes. Sales are scheduled to be launched this Spring.

According to SFGate, the success of Hayes Valley's current commercial district ultimately benefited from the removal of the Central Freeway which was destroyed by the 1989 earthquake. Shortly after the the freeway was dismantled, commerce began moving into the area, which helped change the community for the better. Hayes Valley retains a sense of community and a universal appeal, making it an inviting destination for tourists and residents alike for a unique shopping and dining experience from the higher-end Absinthe, to the family and budget friendly Flipper’s.

The new development at 300 Ivy is from architect David Baker and Partners. The project will have 62 units consisting of market rate residential townhomes and flats plus retail at street level. The homes will surround a shared-space courtyard, with decks and terraces. The project will also be very “green” with photo-voltaic solar-thermal-panel roof, a living roof community garden and will encourage use of public transportation with one automobile space for every two units. The building will have 23 1-bedroom units, 34 2-bedroom units, and 5 3-bedroom bi-level units. Construction began in the Spring of 2012, and pre-construction sales are likely to start in February or March of 2013. Pricing has not been released.
