Australian property investor, Rick Otton, is poised to unveil the real estate millionaire secrets for which he is known at a Melbourne seminar this month. The event comes hot on the heels of new data which shows that in a growing number of suburbs, it is becoming cheaper to buy a home than to rent.

Statistics recently released by researcher RP Data show that the number of suburbs where it’s cheaper to buy a home on a variable rate mortgage than to rent rose to 494 in December from 388 two months earlier.

Flurry of investment activity

Property investment analysts say investors are scrambling to snap up properties to capitalise on the lowest mortgage rates since 2009.

According to the Reserve Bank of Australia, Australian banks lowered discounted variable rates by 105 basis points in the past year to 5.65 per cent, the lowest since November 2009. Three-year fixed mortgage rates plunged 85 basis points to an average 5.45 per cent in the 12 months ended February 28, the lowest level since the central bank began collecting data in 1990.

Renters, on the other hand, are battling to pull together a deposit in the face of elevated house prices and watered down government incentives. This trend is reflected in the declining number of first-home buyers across Australia.

Mr Otton said while it was certainly a prime time for investors to leap into action to make the most of rising rents and low vacancy rates, renters did not have to stay on the sidelines.

“Australians have fallen victim to a very traditional way of buying and selling property,” Mr Otton said.

“Contrary to public belief, there are proven ways to invest in property without with no deposit, banking finance or any real estate experience.
