Real estate strategist, Rick Otton, has urged property investors in Sydney to consider alternatives to buying off-the-plan as new figures show foreign investors entering the local market may artificially inflate the price of apartments. In an interview today, real estate educator, Rick Otton, commented on a Herald-Sun newspaper report that revealed how offshore investors and families are flooding the Sydney real estate market and artificially inflating the price of off-the-plan apartments by up to 12 per cent.

The article revealed that as many as one in six off-the-plan apartments in Sydney are being snapped up overseas investors.

“What this means for any Sydney property investor who is willing to take the risk of buying off the plan is that they are likely to be paying over market value. So by the time they secure a mortgage and actually move in, the price of their property may have already deflated,” Mr Otton explained.

“If they have borrowed a large portion of the purchase price, they may then be in the perilous situation of owing more on their mortgage than their property is actually worth.”

News of the one-day intensive seminar comes as data from the Foreign Investment Review Board’s 2012 annual report shows that there were 10,118 approvals in the real estate sector - double that of 2008. Residential real estate investment was worth $19.7 billion, with the US and China leading the way.
