There was an increase of nearly 30% in the median sales price for homes, condos, and townhomes in Kildeer. After a slight decrease in the median sales price last year, as the price fell from $460,000 in March 2011 to $385,000 in March 2012, the median sales price rose significantly to $536,250 in March 2013. The hope is that this upward trend in median sales price for homes sold in the area would continue throughout the rest of the year. However, there was a slight decrease in the number of closed sales for the area, as the number fell from 3 closed sales in March 2012 to 2 closed sales in March 2013. There was a decrease in the number of homes for sale for the third straight year, as the number dropped from 59 homes for sale in March 2011 to 55 homes for sale in March 2012 to finally 33 homes for sale in March 2013. The number of new listings for homes for sale in Kildeer remained steady at 11 closed sales for the third year in a row. The decreased number of closed sales combined with no increase in the number of new listings caused the month’s supply of inventory to also drop. The month’s supply of inventory for March 2013 was 6.5 homes, which represents a decrease of 8.8% from the monthly inventory number of 14 homes in March 2012. There was an increase in the market time for homes sold in the area. The number of days homes remained on the market decreased from 53 days in March 2012 to 126 days in March 2013. While this represents a 138.3% increase in the market time for Kildeer homes sold, it is still significantly better than March 2011’s market time of 250 days.
