Advanced Realty Team, Inc. yesterday announced it was beginning marketing for the first home under its new “Home Trade in Program.” This is the newest creative rental housing program for the Dunedin, Fl-based-brokerage firm that buys houses fast in Tampa Bay.
“Home Trade In” followed another innovation in the home rental industry called “Rent One-Get One (ROGO).” In that program, Advanced offered to give away made-in-China ceramic home with every new rental.
Advanced is a Dunedin, FL-based real estate brokerage-investment boutique has offered a service for people who want to sell their house in a week, by buying the house from them fast. Advanced has been buying houses fast in Tampa Bay for two decades and now offers some of those homes as rentals in several different programs.
“We have tried to be as creative as we can in making it possible for people who have lost a house or never had one to own a home of their own,” said George Beardsley, Broker-President of Advanced.
“With the strict requirements the banks are imposing today, I believe what we are doing is even more important, he said.”
The home now available is one of the Famous Foreclosure Rentals, a home the current owner has purchased in or soon to be in foreclosure and offered as a below market price rental until the owner can work out a mortgage modification with the lender.
“This home has three discounts,” Beardsley said. “One as a foreclosure special, one as a ‘as is” special and the third discount is the ROGO program.
“We were pretty clear at the start that Rent One was not really offering more value, but was a promotion to show how big our values were and how small the price,” Beardsley said.
“So we started getting comments like, ‘it’s cute, but what am I going to do with a ceramic house? I’ve enough junk already!”
“In order to really add value to the Home Trade in Program, we began offering to buy the ROGO Home” back immediately for a $50 a month discount on the rental and a $100 reduction in the move in money.
Advanced buys houses fast and as is in almost any condition in the Tampa Bay area and turns them into affordable housing and offering the Famous Rent to Own on Steroids Program™ which takes all money paid in the entire first year and turns it into down payment.
The tenant-buyer can earn a mortgage by making 12 consecutive payments on time and maintaining the home as though she owns it already. Credit score does not matter.
The current home available is a Famous Foreclosure Rentals. It is not a rent to own, but the tenant-buyer can move up to a Rent to Own at no cost to him when one becomes available.
Advanced Realty started Foreclosure Rental Program after the surge in homes in foreclosure and now will pay cash for homes in foreclosure and underwater.
In addition, Advanced offers one-stop shopping and will buy a house, list it on the MLS for $295 or will post on the INternet at no cost to help a home owner who needs to sell a house fast – for free.
“To be clear, we will place an ad for free, but selling a home is never totally free,” Beardsley said. “There are closing costs of various sorts, he said.
“However, if we buy your house, we do pay all the closing costs and for people who deal with us directly there is no commission even though I am a real estate broker,” he said.
He also pointed out that the $295 for a listing will not be the only expense.
“In order to sell your house that is listed in the MLS you must offer compensation to the real estate agent or broker who brings the buyer to your home, handles the details and arrives at the sale of your house.” He said. So in addition to the $295 the homeowner must also offer a commission to the real estate professional. We recommend three to five per cent to the person who provides a buyer. For a $100,000 sale that would be $3,000 to $5,000.”
“But again,” he said, “with us, home owners sell fast with no commission and no closing cost.”
Advanced was founded by two stock brokers who had a bad experience in their efforts to sell a home in Boca Raton which was a mile away from the site of a proposed garbage burning incinerator.
In that case, they eventually sold the home with owner financing and the results turned out so well they decided to leave stock brokerage for real estate using creative financing ideas.
Some of the methods they have learned allow them to buy houses today for retail value and close quickly.
