Anian Tunney Piedmont CA real estate agent broker comments on California Association of Realtors® (CAR) March Home Sales and Price Report which states that California’s median home price posts its highest level in nearly five years as intense competition increases.
Tunney notes that CAR reported strong sales in higher-cost coastal regions and highly competitive market conditions increased California’s median home price to its highest level in March since May 2008. However, inventory shortages continued to stifle the number of homes sold. Statewide inventory dropped 36 percent from March 2012 and was below a three month supply for the second time in the past few months. Supply conditions are especially tight in the lower-priced segment of the market, as inventory for homes priced below $300k decreased more than 50 percent from March 2012. Tunney comments that for Alameda County, for existing single family homes, the month-to-month median home price increased 13 percent, and the year-to-year increase was 36 percent. Contra Costa County had the highest month-to month median price increase at 18.6 percent, and not surprisingly, San Francisco County saw the highest year-to-year median home price increase at 64.3 percent. The San Francisco Bay Area saw month-to-month median price increases of 8.8 percent, and year-to-year at 33 percent. Tunney states that the historically low inventory levels continue to put strong upward pressure on home sales prices in Piedmont CA.
