Rick Otton Warns UK Investors about Over-Committing as Outlook for Residential Real Estate Investment Market Brightens

The UK is poised for a surge in residential property investment with news that leading institutions will join the government sector in a push to address housing stock shortages. While real estate investing strategist, Rick Otton, described the announcement as positive, he has also warned individual investors to carefully explore the options open to them before committing to bank loans.

New data from CBRE shows that large British and American institutions, including insurers, pension funds and private equity firms, plan to spend billions of dollars to build new rental housing developments in the UK to ease housing stock gaps in the market.

Real estate millionaire and mentor, Rick Otton, who transacts his own property investment through his We Buy Houses business, says the news is a good sign for the UK rental market. However, he has urged individual investors to not jump on the real estate investing bandwagon before exploring all of the property options available to help them to achieve their property goals.

“With institutional investors pledging to pour in billions of dollars into the UK rental property market, it’s crucial that the man-in-the-street investors educate themselves about how to invest in property using creative strategies that fall outside the norm,” Mr Otton said.

“Property investors who rely on finance from traditional sources may find themselves at the mercy of the banks, and in using existing real estate investment methods they may be negatively impacted by a fluctuating economy.”

According to property consultant CBRE, about 30 institutions are set to develop or buy blocks of homes to let in the UK. They are being enticed to do so by the promise of government financial incentives and stable, sustainable returns (in comparison to commercial real estate).

The total return for UK private rented housing, which includes rental income and rises in property values, was 8.9% in 2012, outperforming the 2.7% return from offices, shops and warehouses, data from Investment Property Databank shows.
