In a recent Creative Real Estate iTunes podcast, ‘How to Buy a House for a Dollar’ author, Rick Otton, has unveiled that the average human will try something new only three times before giving up.
“There’s another statistic which says that out of 100 people aged 65, 95% of them have gone nowhere and 5% have gone somewhere,” he said. “You’ve got to ask yourself, ‘what are the influences of the 5% of the people that keep moving forward?’.”
Mr. Otton is renowned for his highly innovative real estate investing strategies which do not require investors or home owners to have access to a bank mortgage, equity from an existing property, stamp duty or a deposit to invest in property.
For well over a decade, he has educated tens of thousands of people in Australia and overseas on his easy-to-copy ‘no-money down’ investment strategies.
A learning curve
Mr Otton said in order for investors to create positive cash flow and long-term wealth through a property portfolio, they needed to be mentally agile and adapt to new ways of thinking.
“It doesn’t matter what you do in life, everything will eventually work only if you stay long enough to learn the process. People often say, ‘I don’t want there to be a learning curve.’ Well, there has to be a learning curve,” Mr Otton said.
“If not, it becomes old school and it gets stale. I’m the kind of guy that when people say, ‘what’s going to happen?’ I love saying, ‘I don’t know!’ It’s the electricity and excitement of being on the edge.”
Mr Otton said people who wished to adopt unconventional real estate techniques needed to surround themselves with inspiring mentors and peers.
“If you have people around you that say you can’t do something, it’s hard to go out and be a can-do person,” he said. “But people who are already up the tree from you will pull you up to the next branch. You’ll never hear from a successful person arguing that you’ve made too much money.
“Another thing is to write yourself a timeline. I don’t care if it’s a 10-year timeline or 5-year timeline. Then break it down into lots of little, tiny steps so that you can visualise it.”
