As part of their online blog series “Industry Connections”, Nassau County attorneys, Hirsch and Hirsch, consulted with Domenic Mozzone of Abode Home Inspections to give their clients and network a better idea of the do’s and don't's of a home inspection.

For New Yorkers, and Long Islanders specifically, April and May have been historically prime real estate months. For those entering the market to buy or sell a property, counseling with the right Nassau county real estate lawyer is of the utmost importance. When selling or purchasing a home, seeking the assistance of a trusted Home Inspector is of equal importance.

Domenic Mozzone of Abode Home Inspection recently shared his thoughts regarding the standards a Home Inspector should be held to in assisting sellers and purchasers.

Mr. Mozzone stressed four points that every home inspector should cover or mention in their consultation:

  • Inspect the home’s condition: internal and external inspection
  • Identify potential problems: structure deterioration, building code violations, etc.
  • Recommendations for repairs and/or upgrades
  • Provide information to help the buyer/seller make an informed decision regarding the home sale or purchase

Additionally, Mozzone suggested that every home inspector should work in three standard templates to communicate their findings and recommendations. Mozzone mentioned a group of documents comprised of three checklists, an initial checklist, a modified checklist with a narrative of their findings, (often with detailed photos) and a third and final narrative that is a thorough description of the findings.

If the above points have not been covered or explained by a home inspector during a consultation, you may contact experienced Nassau county lawyers, or Abode Home Inspection before finalizing your real estate transaction. Early investigation will avoid headaches later in the transaction.
