Following reports that many home buyers can better afford newly-built homes, as opposed to older homes, due to the lower operating costs associated with new construction, Brian Rosen of Rosen Property Group issues a statement.

...These are increasingly important considerations for residential home builders to take into account.

On May 15, Brian Rosen, builder of the new townhomes at Highrose Ridge, comments on new research findings which indicate that many buyers can afford newly-built homes because of the lower operating costs associated with new construction.

According to a recent report from the National Association of Home Builders (NAHB), the lower operating costs associated with new homes mean that “new-home buyers can afford more house.” NAHB researchers led a study that used data from the 2011 American Housing Survey jointly conducted by the Census Bureau and the Department of Housing and Urban Development, finding that “buyers can purchase a more expensive newer home and achieve the same annual operating costs as an older, existing home.”

The study found that the annual operating costs of homes built before 1960 – including utility, maintenance, property tax and insurance – are almost double those of homes built after 2008. “Similarly, operating costs average nearly 5 percent of the home’s value for pre-1960 structures, while they average less than 3 percent when the home was built later than 2008.”

“Other benefits of new homes include open space floorplans, creative storage options and entertainment resources that cater to modern lifestyles, as well as the safety consideration that the structure was built and wired to modern codes and standards.”

Brian Rosen, President of Rosen Property Group, a family-owned company building the new homes in Orange County, NY at Highrose Ridge, says this is the best time for first-time home buyers to assess their options. “It’s not just about the initial sales price,” says Rosen. “Industry research has shown before that many buyers can afford to spend more, initially, on a new home, since it’s easier for their budget to accommodate the lower annual cost associated with maintenance and operation. We designed the homes at Highrose Ridge to be energy efficient and extremely low maintenance – we provide exterior and landscape maintenance in order to create the ideal home for the modern, busy home owner. These are increasingly important considerations for residential home builders to take into account.”
