In a recent Creative Real Estate iTunes podcast, property investment mentor, Rick Otton, has shared his secrets to the strategic art of marketing – the non-conventional way. In response to a question from a listener regarding the viability of promotional flyers, Mr Otton said investors would, on average, only strike a 1% response rate.
“It’s like putting an ad in a newspaper. People have to see it for weeks and weeks before they call,” he said.
“But there are a couple of little secrets that I’ve found have worked with flyers over the years. One is to make it an oddball size so it’s got a bigger chance of falling on the ground so that people actually pick it up and look at it.
“The other thing is if you’re going to put fliers in letterboxes, don’t put them in on the day when all the other fliers go in. Only print off a thousand or two to see what your response rate is before you print 30,000 to 50,000.”
He also recommended distributing cost-effective novelty items such as calendar magnets and vinyl stickers, and ‘non-threatening’ handwritten flyers.

Technology not always king
Another listener on the podcast asked about setting up a website with video animation to explain Mr Otton’s rent to buy concept to tenant buyers.
The real estate strategist responded that while technology was an an essential tool, sometimes the key to success lay in a far simpler approach.
“Setting up a website and animation costs money and it costs time. If I can tell buyers how the concept works in just 30 seconds without having to build websites and animation and blah, blah, blah, I’d be better off,” Mr Otton said.
“Just put a phone number up saying, ‘Rent to own? Call this number and ask me how!’ Have a 24-hour pre-recorded message that explains it and then have another number at the end of that message where they can ring for more details.”
