W G Software, Inc., parent company of the Tenant File for rental property management, has released the ‘Lease Designer’ software and a website exclusively for that product. The Lease Designer software makes it easy for landlords to create, edit and save leases tailored for their needs.

The Lease Designer software comes with generic sample leases that can be customized by the end user. Once the basic lease is chosen, the user can choose from over 200 ‘rental clauses’ to add to the lease. These additional documents are categorized into fourteen major groups such as Management, Maintenance, Pets, Move-outs, and Damages. Then each major group has 10 or more individual clause documents. The user is also able to create and save their own personalized clauses for use in future leases.

Additionally, there is a sample ‘house rules’ document that can be edited and added on to the lease. Generally, these house rules are separate from the lease but enforceable rules of conduct, dealing with such matters as alterations, noise, visitors, trash removal, and parking.

The documents and clauses were created by Jeffrey Taylor, aka Mr. Landlord, a landlording expert and noted public speaker. Wayne Gathright, president of W G Software, Inc. notes “We have had a long relationship with Mr. Landlord, who has written several books on landlord issues and has created hundreds of forms used by landlords.” He continues, “These documents are very helpful to someone that needs to custom tailor their leases to their tenants’ needs.”

The Lease Designer website also has books available on real estate investing and property management, in addition to articles to help rental property managers. Forms to help with landlord paperwork are available on the site as well.
