According to an article in the Wall Street Journal, the housing market recovery is well under way as the sales of previously owned homes increased to their highest level in three years. The National Association of Realtors reports their index for existing home sales went up 0.3% this past April, up from the month before and a 10.3% increase from last year.

Home prices are on the rise as well, reports the Wall Street Journal. In March, home prices increased 10.2% from last year, which, according to the Standard & Poor’s/Case-Shiller national index, is the largest annual gain in seven years. Rosen says the market is seeing high demand for new homes, and that in the current market “we’re occupying a very unique, short-term window” in which newly-constructed homes are a better buy. Even though there is a decrease in demand for previously owned homes due to a shortage in property sales, the increased prices of previously owned homes have given homeowners confidence of their selling potential. With price increases fostering more sellers to “test the market,” the increase in supply “could boost sales while tamping down price growth.”

Lawrence Yun, chief economist at the National Association of Realtors (NAR), states, “The housing market continues to squeak out gains from already very positive conditions.” The housing market looks to be one of the key drivers of overall economic growth; as prices increase, more houses are sold and construction projects grow.
