Anian Tunney, a real estate agent broker in Piedmont, CA, commented today on the California Association of Realtors® (CAR) 2013 California Home Sellers Survey(1) released earlier this month. “I think the attitude behind the positive response of this year’s sellers will be what continues the market recovery,” Tunney predicted.
The 2013 survey respondents showed much more optimism than those from 2012. The 2012 survey showed that the majority of home sellers were having financial difficulties. Of those, many moved into rental properties with little intention of re-entering the market. One year later, the primary reason owners put their houses on the market was to move up. Of the homes for sale in Piedmont, 179 Estates Drive, offered at $2,895,000, is prime for Bay Area residents who fall in that “moving up” category. For owners not immediately purchasing new homes, the foray into renting is strictly temporary. In fact, the number of sellers that are currently renting who plan to purchase again rose from 22% to 70%.
Tunney also commented that the positive response of home sellers is a nice balance to the news that home sales in California again declined in December. CAR separately reported this month that sales were down because increasing rates and the reduction of the distressed market(2). Typically, the sale of foreclosures increases in December as lenders try to clean up their books. However, on the positive side, “the supply of foreclosures and short sales is the lowest it’s been since well before the financial crisis” noted CAR President Kevin Brown.
The increase in home prices plays a significant role in the optimism felt by sellers; however, it is also a factor in the decrease in actual sales. Tunney highlighted CAR Vice President and Chief Economist Leslie Appleton-Young’s comment that “the increase in the median price can be partly attributed to the increase in sales of higher-priced properties, where tight inventory was less of a factor.” Tunney represents an area full of those higher-priced properties.
