As the UK housing industry booms, industry analysts continue to warn that the situation is untenable in the long run. The move comes as a Royal Institution of Chartered Surveyors report reveals that the growing gulf between housing stock for sale and demand from hungry investors and aspiring home owners is a concern, especially as prices are expected to rise by 5 per cent on average over each of the next five years.
Surveyors expect both sales and values will climb throughout 2014.
Rick Otton, who is renowned for his alternative UK-houses-for-sale strategies, has agreed that the property shortage might drive people to pay over market value to secure a home, especially in prime areas such as London and the South East.
“The consensus is that the volume of home loans to first-time buyers is also at an all-time high, and that lenders are becoming more lax when it comes to taking on buyers with low deposits,” he said.
“While many of these investors will certainly be financially viable, there is a huge risk that some people will become burdened with debt that won’t be able to service over the long term. So while on the surface of things, the current boom conditions are seemingly positive, it’s crucial to invest wisely in order to win financial freedom, not enter into a lifetime of bondage.”
