Once the user selects a County that they are interested in then they can sort the assets using several different criteria, including but not limited to; bedroom, bath, structure square footage, lot square footage, property type, and year built. The manual process in gathering this information is time consuming and usually full of errors. This is just one part of the process that was identified as a reason that many investors fail to move forward in a tax auction and purchase a tax deed or tax lien.
If the County data has not yet been extracted for an upcoming auction the user can select from a list of upcoming auctions and request the data be placed in the calendar. The information is then pulled and placed in the same format within 24-48 hours. With so many auctions nationwide many of the auctions are not seen as a priority and simply not loaded into the system.
Enabling users to identify and capitalize on specific property criteria, lien data, comparables, and more, will open up auction portfolio opportunities and support specific investment strategies. One investor may be focused on single family properties with the intent of building a real estate portfolio while another may wish to focus on tax liens avoiding property ownership all together but still realizing a ROI of 18% to 25 % in many counties.
