The Allen branch of North American Title Co. has added Donna Holiday as an escrow officer. Holiday has more than 16 years of experience in title and escrow, including work on residential resales, real estate-owned properties (REOs), short sales, refinances and national accounts.

NTREIS (North Texas Real Estate Information Systems) reported that Collin County had a 1.5 percent increase in closed sales in February as compared to one year ago, with an increase in the median sales price of 16.5 percent to $244,745. However, there was a drop in the number of new listings, from 1,415 in February 2013 as compared to February 2014, and the number of days on market until a home is sold dropped nearly 25 percent from 61 to 46 days.

Economist Jim Gaines, Ph.D., warned that high demand for Texas homes is contributing to a shrinking inventory of homes in Texas. Gaines, an economist with the Real Estate Center at Texas A&M University, said, “Demand for Texas homes in 2014 should continue, but it’s possible that a shortage of inventory could inhibit sales volumes.” Gaines was quoted in the Feb. 3 Texas Quarterly Housing Report from the Texas Association of Realtors®.

The report noted that during the fourth quarter of 2013, the statewide inventory of homes decreased to 3.6 months, well below the 6.5 months usually cited as a market balance. In Collin County alone, the inventory of homes for sale dropped 15.5 percent in February as compared to a year ago, leaving the supply of homes available for sale at a scarce 1.7 months.
