FirstService Residential, the leading property management company in Maryland, hosted its second high rise community association management best practice sharing roundtable in Baltimore. The interactive two hour session was attended by Board members from numerous high rise buildings in Baltimore, as well as several FirstService Residential Executives and Community Managers. Board members represented communities currently managed by FirstService Residential, as well as properties currently managed by other firms and self-managed. The informative session was moderated by FirstService Residential Maryland / Delaware President, Trent Harrison.

The session was held at 414 Water Street located in the heart of Baltimore. The 414 Water Street Condominium Association has been managed by FirstService Residential since 2007 and consists of 312 condominiums. This contemporary condominium offers residents stunning views of Baltimore, as well as access to dining, nightlife, entertainment, and cultural attractions.

The agenda was developed based on discussions with attendees and topics included the critical need to develop specific standard operating procedures (SOP’s) custom to the building, the continual review of procedures with on-site staff and vendors, and proper inspection processes to ensure the safety of residents and protect the investment in facility assets and system components. Additional topics included effective strategies for determining when the use of consultants for large scale capital projects is cost effective, justification of repairs and upgrades, and evaluating maintenance agreements, as well as uniformly enforcing rules and adhering to the Maryland Condominium Act.
