There will be a couple different tax saving strategies discussed during the lunch and learn. The first strategy is investing in real estate using a self-directed IRA. Most people are not aware that real estate can be held in a retirement account, but the IRS does allow it. Using an IRA to invest in real estate has great tax saving benefits since all income and expenses flow through the account tax sheltered. All types of property qualify to be held in an IRA; this includes single-family homes, commercial property, lots, tax liens, multi-family homes, and trust deeds.

Another tax saving strategy that will be discussed during each lunch and learn is one that is outside of an IRA. A 1031 exchange is a great way to purchase investment or business use real estate by exchanging one property for another. According to Section 1031 of the Internal Revenue Code, it is one of the last great tax shelters. One advantage when doing a 1031 exchange is that all capital gains tax are deferred.

Not only can an IRA hold property, and a 1031 exchange can swap property, they can also hold and exchange energy royalty and mineral interests. Madison Capital will be discussing the characteristics of energy royalty and mineral interests, as well as acquiring these types of assets in qualified accounts and 1031 exchanges. “The investment opportunities are endless,” says Dave Owens, managing partner at AdvantaIRA Trust, “you just need to invest in an asset you know and are comfortable with.”
