ROSS Management Services, a leader in multifamily property management, today announced it has taken over management responsibilities for a group of apartment homes along Chamberlayne Avenue in the Ginter Park neighborhood of North Richmond.
ROSS Management Services will consolidate the properties and rebrand the community The Flats at Ginter Park, which will consist of 312 market-rate apartments. Cedar Grove Partners, LLC, which recently acquired the Chamberlayne Avenue portfolio, selected ROSS Management Services to oversee the day-to-day operations of the community.

ROSS Management Services will substantially enhance customer service at the community through the creation of an on-site centralized management office and implement its leading edge online marketing program. The company will redesign the The Flats at Ginter Park’s digital marketing strategy to make it easier for prospective renters to learn about the community and lease an apartment home. The efforts will incorporate a boost to the community’s search engine marketing program, including search engine optimization, pay-per-click advertising, and technologies that make it easy for prospective renters to apply for and lease apartments all online. ROSS Management Services will also integrate its award-winning reputation management platform to improve The Flats at Ginter Park’s reputation on review sites like Yelp, ApartmentRatings and Google.

In addition, ROSS Management Services will implement its technology-based services platform, which is made up of online rent payments, an online resident portal and resident satisfaction surveys. The technology-based package is designed to exceed the expectations of residents and provide the conveniences they expect from their apartment community.
Originally constructed between 1961 and 1977, four different properties compose the Chamberlayne Avenue portfolio, spread among nine buildings spanning 5.05 acres. Included within the sub-communities are the Alexandria Group, The Fredericksburg, Gas Light and 4828 Chamberlayne Avenue. Abbey Square and Northside also will be included.
Chamberlayne Avenue is a primary thoroughfare of the city’s north side and provides direct access to downtown Richmond. The community also can be accessed via Laburnum Avenue, which provides residents with expedient access to Interstates 64, 85 and 185, all within 1.1 miles of the properties. Serving as the area’s primary commercial access point, these highways and thoroughfares are gateways to employment enterprises across the city, including the five Richmond-based Fortune 500 companies.
The community is composed of studios, 1-, 2- and 3-bedroom apartments. Residents will have access to ample off-street parking and direct access to Richmond Bus Route 37. The Henley Street Theater is in close proximity to the community, as are the Brookhill Azalea Shopping Center and the Pine Camp Arts and Community Center.
The Ginter Park neighborhood has one of the richest histories in the region, originally conceived in the late 19th century by Lewis W. Ginter, founder of the American Tobacco Company. Ginter purchased hundreds of acres of farmland and soon unveiled grid-based subdivision plans, mostly composed of upper-end single-family dwellings.
With the addition of The Flats at Ginter Park, ROSS Management Services currently operates over 29 apartment communities, representing more than 10,000 units, in the mid-Atlantic region.
