Architecture & Design firm, KKAD is excited to announce their winning bid for the renovation and historic preservation of Hotel Phillips located in the heart of the business and entertainment district of downtown Kansas City, MO.
The New Jersey firm was awarded the design bid by Arbor Lodging Partners of Chicago who recently acquired the 217 room landmark hotel.

KKAD’s team of architects and designers will lend their signature style of “comfortable luxury” to transform the iconic space and reflect the modern guest experience by upgrading lifestyle amenities while preserving the hotel’s history and honoring the famous art-deco details of its celebrated past.

Sheenal Patel, principal of Arbor Lodging Partners and CEO of NVN Hotels, the firm’s hotel management affiliate, added, “We are inspired by the hotel designs Kraig Kalashian and his team have brought to life in other destinations across the country, and we’re excited to bring this notable design team to Kansas City.” The initial stages of visioning, inspiration boards, and renderings are underway with final drawings to be completed in February 2016.
Transformation highlights will include an update of the iconic Lobby, Restaurant, Meeting Spaces, and Guestrooms. The project will also include the creation of new food and beverage outlets including a Coffee Shop at the street level and a Cocktail Lounge in the lowest level of the hotel.
The hotel will remain open as construction begins in April and through the completion in November 2016. Renovation work will start at the top and work its way down through the guest rooms. Upon renovation, the hotel will join Curio – A Collection by Hilton, a global set of remarkable upscale and luxury hotels hand-picked for their distinctive character and personality, appealing to passionate travelers seeking local discovery.

KKAD was founded in 2009 by principal architect Kraig Kalashian, whose early career was launched at such notable firms as Brennan Beer Gorman Monk, the Trump Organization, and Gensler. With a select team of architects and designers, KKAD has steadily developed a portfolio of smart and innovative hospitality projects that range from restaurants and bars to hotels, spas, and modern homes. Most recently, their acclaimed work on the historic Queen + Crescent Hotel in New Orleans has shined a spotlight on the firm’s signature style.
