John Fetty of John Fetty and Associates, LLC (JF+A), is pleased to present the completion of his recent architectural project, the renovation of the SpringHill Suites in Warwick, Rhode Island.
At the start, the project was suffering during the downturn in the economy, and guest satisfaction had plummeted, according to JF+A. However, the ownership saw through to begin a very costly renovation of the hotel. Now, after renovations from JF+A, both occupancy and revenues are soaring. Both guests and operations could not be happier!
Working alongside the owner and the operations team, JF+A helped the team to strategize a phased approach to the renovation. Their plan lessened the financial burden and capitalized on the emerging cash flow to help subsidize the renovation, which is critical to hotels in the moderate hospitality segment. The guestroom renovation was the first phase, which mattered most to paying customers. This phase, in fact, generated a very positive cash flow over the first year- which helped to subsidize the second phase, the Lobby.
JF+A helped analyze the positive attributes of the property as well as the strong suits of the market to craft a sensible architectural design within the owners very limited design and construction budget.
"We discontinued use of the failing features, enhanced the successful attributes and infused the property with more in demand aspirations from the guests," says John Fetty.
JF+A’s design included a more open and welcoming Lobby plan to greet arriving guests at the front desk. Decorative screen walls were used to define, not divide, multiple seating groupings throughout the lounge and dining areas. A quick assessment of the guest satisfaction scores informed that a bar feature would be an asset (not a brand standard). To meet this need, a creative adjacency was developed between the communal tables and the breakfast buffet, to share the use of the features over the course of the day, without building two redundant millwork elements.
These state of the art strategies, and more, were implemented to enhance the guest’s experience and reduce the burden and expense of the staff. Use of the self-service breakfast buffet, the honor bar and the high-speed wireless Business Library now enables the guests without taxing the staff for time.
An updated and uplifting decor was implemented to reinvigorate the property, capitalizing on the SpringHill Suites (SHS) branded elements at the core, but selectively enhancing and highlighting key focal points throughout.
Additionally, multiple flat screen TVs were placed on decorative feature walls to punctuate the key spaces. Public, semi-private and outdoor seating areas were created to suit the guest’s desires.
